Kitchens in Lehi Homes
The Census Bureau's QuickFacts for Lehi list a median value of owner-occupied housing of $612,100 for 2020 to 2024, so kitchens here often carry real value in cabinets, counters and flooring. Drying carefully can protect finishes that are costly to replace.
The Utah Insurance Department says to call your insurer as soon as possible, document the damage, and avoid permanent repairs before an inspection. A kitchen has many finishes, so photos of cabinets and floors matter.
Utah's R590-190 rule says an insurer must accept or deny a claim within 30 days of receiving a complete proof of loss, unless it cannot reasonably complete the investigation, and must give updates when more time is needed.

Where Kitchen Water Comes From
- A supply line or faucet under the sink
- A dishwasher hose, gasket or drain
- A refrigerator ice-maker line
- A disposal or trap that leaks into the cabinet
- A pipe in the wall behind the sink or stove
A failure in a kitchen often starts in a closed cabinet. The cabinet floor is the first thing to swell, and water travels from there along the toe-kick into the subfloor.

Cabinets, Toe-Kicks and Subfloor
Most cabinets are made of particleboard or plywood. Particleboard swells and crumbles when it gets wet, and the swelling is often permanent. The toe-kick, which is the recessed panel at the floor, holds air that cannot dry unless it is opened.
Under the cabinet, the subfloor can stay wet for days. A crew checks with a moisture meter, removes toe-kicks, and pushes air into the space so it can dry.

Kitchen Flooring After Water
Vinyl plank and tile are the most water-tolerant, but water can seep under them and sit on the subfloor. Laminate and engineered wood swell at the edges. Solid hardwood can cup. If the floor looks fine but smells musty, check under it.
When flooring has to come up to dry, the crew explains why, shows the readings and notes how much needs to be removed.
Safety Steps: The First Hour in a Wet Kitchen
- Close the shutoff valve under the sink or at the appliance, or the main if needed.
- Turn off the breaker for the kitchen if water reached outlets, the stove or the dishwasher.
- Do not use a stove or appliance that got wet until it is checked.
- Empty the lower cabinets and photograph them.
- Call a restoration crew and your insurer.

Extract
Water is removed from the floor and cabinet bases.
Open
Toe-kicks and, when needed, lower cabinet backs and flooring are opened for airflow.
Dry
Air movers and dehumidifiers run, with daily moisture readings.
Rebuild plan
Once readings are dry, a written list shows what to repair or replace.
ANSI/IICRC S500 is the published reference for water categories and drying, and it applies to kitchens as to any room. The water category matters, since a supply line leak is clean water and a dishwasher drain leak is gray water.
What Changes the Cost
- The size of the kitchen and the number of cabinets affected
- How long the water was present
- The flooring type and whether it can dry in place
- Whether the water reached the room below
- How many drying days and reading visits are needed
Insurance and Kitchen Water Damage
Sudden leaks from a supply line or a failed hose are treated differently from a slow drip over months. Your policy decides. Ask which applies, and what documentation your insurer wants.
Keep receipts for any hotel or meal costs while the kitchen is out of use.
Prevention and Mistakes to Avoid
- Check under the sink for drips every few months
- Do not put a rug over a wet floor
- Do not ignore a dishwasher that leaves water at the door
- Replace old supply lines before they fail
- Do not start a cabinet rebuild before readings show dry

Common Questions
Yes. A dispatcher answers at all hours and books a same-day crew when one is available. We do not promise an arrival time.
Plywood cabinets can often be dried. Particleboard that swells usually needs replacing.
Our focus is drying and removal, and a rebuild plan is provided. Cabinet and counter work is done by other trades.
It depends on the damage and the drying. We give you a plan with readings, not a guess.
It is gray water. It should be handled carefully and dried quickly.
